What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s hidden inside a downpipe
  • The inside of buried drains
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.

Gutter survey in Round Street: what you get

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photographs. If you’ve noticed gutters overflowing in heavy rain and choked outlets or hopper heads, we can find out what’s behind it, on outlets and hoppers, fascias and soffits and downpipes alike.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Gutter surveys around Round Street

The coast is about 5 miles or less from Round Street, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Historic houses like Cobham College, about 0.9 miles east, show how far back building in the area around Round Street goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like St Mary's Room, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Cobham Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Sole Street station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Look out for overflows when it pours
  • Leave gutter checks at height to someone equipped for it
  • Include valley, parapet and box gutters when clearing
  • Get trees that overhang the gutters trimmed

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Surveys for landlords and agents in Round Street

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the gutter, with photos.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

  • The number of roofs, including extensions and garages

Helping us price your survey

A little information up front helps. Please include:

  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • Your timetable, such as an exchange date

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or send us an email with the details.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Older roofs in small places like Round Street can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Round Street questions

Is my home in Round Street listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Round Street?

Frequently, yes. Round Street is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

What happens after the survey?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

How much time does the visit need?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
