Pre-purchase roof survey in Round Street: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. Typical surveys look at worn or lifted lead flashings and blocked or leaking gutters, across chimney stacks, natural slate and gutters and downpipes.
Some older homes in villages like Round Street are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Why get it checked now?
Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Checking the roof from ground level
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Surveys for landlords and agents in Round Street
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Freeholders and residents’ companies use a roof report to plan and budget.
Useful tips for Round Street property owners
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Find out whether the roof has been replaced or patched
- Give your solicitor a copy of the report
- Ask the agent to check the loft hatch can be opened
- For a flat, check who is responsible for the roof
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.
Honest limits
Before you book, it is worth knowing what a survey won’t do:
- How a seller will respond, or what the house is worth
- Walls, floors, services and rooms below the roof
- Whether timbers meet design loads
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

FAQs for Round Street
Do you cover smaller places like Round Street?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is my home in Round Street listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How long will you be at the property?
The visit usually takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. We will give you an idea of timing when you book.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
Can I take the findings back to the seller?
Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where it applies.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
What we do, step by step
After the inspection, everything we found is written up as a written report with photographs. As for time on site, most surveys take between one and two hours for most houses; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Round Street often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

Pre-purchase roof surveys around Round Street
Round Street lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Historic houses like Cobham College, about 0.9 miles east, show how far back building in the area around Round Street goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
The streets around a church such as St Mary's Room are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of Sole Street station, a written report helps before buying a rental or paying for a new roof on one.
