Meopham Pre-Purchase Roof Survey
Get a clear view of the roof at a property in Meopham. Visits run on weekdays and weekends, in the daytime.
- Bitumen or mortar used in place of proper repairs
- Chimney mortar that has eroded
- Lead that has worked loose at a wall or chimney
How a pre-purchase roof survey works in Meopham
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. If you’re worried about signs of past leaks inside the loft and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, whatever the roof.
Smaller places like Meopham often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Meopham or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Surveys for landlords and agents in Meopham
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
Landlords, agents and building managers in Meopham and across Kent can book any of our surveys. To discuss a property or a block, call 07833 053749 or use the contact form.
Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Check the lease for roof repair responsibilities
- Do not leave it until just before exchange
- Find out whether the roof has been replaced or patched
- Watch for stains or fresh paint on ceilings below the roof
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.
After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
How we price pre-purchase roof surveys
Prices vary from roof to roof, and it comes down to:
- Roof area
- How many separate roofs there are, like extensions, dormers and garages
- Any need for thermal images or a drone flight
- House, block, shop or office
Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for your survey before you book.
What we need to know
There’s no need for technical words. It’s enough to tell us:
- Photos of the roof, taken safely from ground level or a window
- Dates you are working to, like exchange
- Your postcode, so we can check access and travel
- What kind of property and roof it is
When you’re ready to go ahead, ring 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
The survey, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Parking around Meopham is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches
- Clear the way to the loft hatch

When you need someone else
Before booking, it’s worth knowing what a survey will not do:
- A valuation or a promise of a lower price
- Whether timbers meet design loads
- Anything beyond the roof, which a full home survey covers
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.
Roofs we survey in Meopham
- Gutters and downpipes
- The roof space
- Clay and concrete tiles
- Natural slate
- Chimney stacks
- Flat-roofed extensions and dormers
- Lead flashings and valleys
Common roof problems in Meopham
Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.
People typically book a survey after spotting one of these:
- Cracked flaunching or crumbling chimney pointing
- Flashings that have lifted or split
- Quick fixes on flashings and valleys
- Gaps where slates or tiles have come loose
Take an older house close to Parish Church of St John the Baptist: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before booking any roof surveyor
- What experience they bring
- Their insurance cover
- Whether VAT is added on top
- Which viewpoints they use to see the roof
What else we do in Meopham
Meopham: your questions answered
Do you cover smaller places like Meopham?
Yes. Meopham is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.
Is my home in Meopham listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
How long does a pre-purchase roof survey take?
On site, it typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to.
Do you go up on the roof?
Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
Pre-purchase roof surveys in Meopham: local notes
Historic houses such as Cobham College, about 1.8 miles north-east, show how far back building in the area around Meopham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
