Pre-purchase roof surveys for homes and businesses in Gold Street
We survey roofs for buyers in Gold Street and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or drop us an email. We’re often asked to look into blistered or split felt on a flat roof and blocked or leaking gutters, on flat-roofed extensions and dormers, clay and concrete tiles and lead flashings and valleys.
For a small place like Gold Street, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a pre-purchase roof survey doesn’t cover
In fairness, a roof survey has limits:
- Whether the price should change, which is between you and the seller
- Anything beyond the roof, which a full home survey covers
- Asbestos testing of any kind
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.
Roof types and parts we check
- Gutters and downpipes
- Clay and concrete tiles
- Natural slate
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- The roof space
- Chimney stacks
What we do, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Gold Street, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a report with photos and recommendations, ready for you to use before exchange.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Let us know about parking near the property
- Move anything stored under the loft hatch
How to book
Getting a price is simple: just phone 07833 053749 or email us and give us a few details about the property and we will explain which survey suits. The price is agreed up front.
Advice
Why it is worth a survey now in Gold Street
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Where a roof is exposed, as many are in small places like Gold Street, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Common questions in Gold Street
Does a conservation area affect roof work in Gold Street?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Gold Street?
Yes. Gold Street is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Do I need a roof survey if I’m having a RICS survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Will you climb onto the roof?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

What else we do in Gold Street
What we are asked to look at in Gold Street
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.
Common reasons to book include:
- Gutters that overflow or drip at the joints
- Flashings that have lifted or split
- Roof slopes that look uneven or sagging
- Gaps where slates or tiles have come loose
If your home is one of the older ones in the streets near St Mary's Room, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
What to check before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How long the report takes to arrive
- Whether the inside of the roof is included
- Whether the price includes VAT

The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings.
