Pre-purchase roof survey in Henley Street

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. We survey natural slate, clay and concrete tiles and lead flashings and valleys, and the problems we are asked to look at most are patch repairs that may hide an ongoing problem and slates or tiles that have slipped or gone.

Some older homes in villages like Henley Street are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why it is worth a survey now in Henley Street

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Outbuildings and barns around Henley Street are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for the job before booking.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photographs.

The survey, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. Older roofs in small places like Henley Street can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a report with photographs and recommendations before you exchange.

Getting ready for the survey

  • Clear the way to the loft hatch
  • If you’re buying, let the agent know when we’re coming
  • Keep pets in another room

Advice

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Henley Street homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Cobham College, about 0.8 miles north, show how far back building in the area around Henley Street goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Parish Church of St Peter and St Paul, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Do you cover smaller places like Henley Street?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when booking and we will explain what’s needed.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What we’re asked to look at in Henley Street

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.

Most people get in touch after spotting one of these:

  • Flashings that have lifted or split
  • Damp timbers or stains in the loft
  • Gutters that overflow or drip at the joints
  • Sagging ridge lines or uneven roof slopes

For landlords with property near Sole Street station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Their insurance cover
  • Their drone registration, if they fly one
  • Their track record with similar roofs
