How a roof leak investigation works in Meopham

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. We’re often asked to look into wet patches on loft insulation and leaks below a flat extension roof, on slate and tile slopes, chimney stacks and lead flashings.

Around Meopham, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. Being in a smaller place like Meopham doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Gather any invoices or paperwork from past roof work

Useful tips for Meopham property owners

A little preparation and a few simple habits help. Our tips:

  • Keep a photo record of the damp patch
  • Leave roof access to professionals
  • Note the weather when the leak shows
  • Let us know about any past repairs to the roof

Keep the report after the work is done. If water appears again, it shows what was found before.

Keep the loft space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Make sure insulation does not block airflow at the eaves.

What a roof leak investigation does not cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Carrying out the fix
  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What our survey covers.

What a roof leak investigation looks like in Meopham

Cobham College, about 1.8 miles north-east, is one of the historic houses in the wider area around Meopham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts.

If you look after a building like Meopham Community Academy, a leak through a large roof is often found some distance from where the water shows inside. If you live near a park such as Camer Park Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Questions from Meopham

Does a conservation area affect roof work in Meopham?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Meopham?

We do. Villages and rural addresses get the same survey as a town house.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it is useful, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you need a roof leak investigation in Meopham?

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

A survey makes sense if you’ve noticed:

  • Condensation that looks like a leak
  • Drips in the loft during heavy rain
  • Ceiling stains that grow after rain
  • Wet patches high on an inside wall

The streets around a church such as Parish Church of St John the Baptist are frequently among the oldest in a place, and if yours is one of the older homes nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Questions to ask before booking

  • Which limits apply to the survey
  • Whether VAT is in the quoted price
  • What happens after the report arrives
  • How long they’ve been surveying roofs

What a roof survey includes

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Different roofs, different checks

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause.
