Thermal roof survey in Meopham: what you get

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Common reasons to book are areas of a flat roof that may hold water and moisture around outlets and upstands, across commercial roofs, ceilings below the roof and loft conversions.

Even in a smaller place like Meopham, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, like when you want to compare after future work.

Honest limits

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface
  • Insulation values or heat loss calculations

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes

Do you need a thermal roof survey in Meopham?

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.

Common reasons to book include:

  • Moisture around outlets and upstands
  • Stains that keep coming back
  • Areas losing heat at the eaves and junctions
  • Cold spots on ceilings under the roof

If you look after a building such as Meopham Community Academy, thermal images can show where wet insulation sits under a big flat roof.

What to check before booking

  • What’s outside the scope of the survey
  • What happens after the report arrives
  • How long the report takes to arrive
  • Which viewpoints they use to see the roof

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Heat the home normally on the days before
  • Keep the report to compare against after any repair
  • Keep dated photos of any marks on ceilings
  • Check outlets after heavy rain

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.

Your questions about thermal roof surveys in Meopham

Is Meopham within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is Meopham in the area you cover?

We do. The survey and report are the same in Meopham as anywhere else, and visits run on weekdays and weekends.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What affects the cost of thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • The height of the building and how the roof can be seen safely
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

What helps most when you contact us:

  • The style of property, from a terrace to a block
  • Any photos you have, taken from ground level or a window
  • Dates you’re working to, like exchange
  • Where any leaks, stains or damp patches show inside

How it works

Once we have finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, it usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Homes around Meopham often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • If you are buying, let the agent know when we are coming
  • Have keys ready for side gates, garages or roof access doors

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Historic houses like Cobham College, about 1.8 miles north-east, show how far back building around Meopham goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. The streets around a church like Parish Church of St John the Baptist are frequently among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
