Need a landlord roof survey in Meopham?

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Landlord roof survey in Meopham

Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats and residents will need to be told in advance. Your agent or you arrange access and we’ll say what we need as you book. Where we cannot get into part of the building, the report says so. If you are worried about parapets and upstands in poor repair and worn ridges, hips and verges, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Meopham, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Roofs, chimneys and gutters in Meopham

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Cobham College about 1.8 miles north-east, Meopham sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you live near a park such as Camer Park Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. For landlords with property near Meopham station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Parish Church of St John the Baptist are frequently among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions from Meopham

Is Meopham within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you survey roofs for landlords with property near Meopham station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when booking.

How long is the visit?

Time on site depends on the roof, but most surveys take an hour or two at a typical home, and longer for a large or complex roof. The report is sent afterwards by email.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How the survey changes by roof type

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it is visible.

What this survey can’t tell you

It’s useful to know what a survey won’t do before booking:

  • A full structural assessment of the building
  • Responsibility under a lease
  • Parts of the roof we can’t safely see or access

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat roofs on blocks
  • Gutters and downpipes
  • Shared roofs
  • Converted houses
  • Rented houses
  • Blocks of flats

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a smaller place like Meopham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch
