How the survey changes by roof type

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Landlord roof survey in Round Street: what you get

A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a photo-illustrated written report that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to keep maintenance plans current. If you’ve noticed cracked or lifting flashings and gaps where tiles or slates have slipped, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Round Street are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photos. As for time on site, it normally takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Round Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

What happens if roof problems are left?

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. For older village homes like those around Round Street, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What a landlord roof survey does not cover

We only report what can be seen safely on the day, so there are some things a survey can’t cover:

  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • The structure in the way a structural engineer would assess it

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.

What this survey covers

  • Blocks of flats
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Gutters and downpipes
  • Rented houses

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What a landlord roof survey looks like in Round Street

Round Street lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own one of the older houses in the streets near St Mary's Room, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Sole Street station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

When to book a survey in Round Street

Many blocks and converted houses have several roof types. They all age at different rates, and flat roofs over rear additions frequently need attention sooner.

Problems we come across often include:

  • Blocked gutters over flats
  • Slipped or missing slates and tiles
  • Chimney stacks in poor repair
  • Loose ridge or hip tiles

Historic houses like Cobham College, about 0.9 miles east, show how far back building around Round Street goes. On a period home nearby, the survey separates sound original work from tired later repairs.

What a good roof survey covers

Round Street: your questions answered

How do I find out if my home in Round Street is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Round Street?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we’ll explain what’s needed.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we will say so.
