FAQs for Sole Street

Does being near the coast affect roofs in Sole Street?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Do you cover smaller places like Sole Street?

Yes. Sole Street is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Will you definitely find the leak?

Not always, and we will be honest about that. Some leaks hide well, especially those that need wind-driven rain. Where the source isn’t certain, we list the likely routes in order.

Is thermal imaging part of a leak investigation?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

How long does the visit take?

The visit usually takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. We will give you an idea of timing when you book.

What happens next?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Roof leak investigation in Sole Street: what you get

The aim is to find where the water is getting in and explain it. You get a report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, while the repair is a separate matter. We survey slate and tile slopes, the roof space and valleys and parapet gutters, and the problems we’re asked to look at most are water marks that spread in wet weather and leaks below a flat extension roof.

Somewhere as small as Sole Street, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We check what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How it works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it normally takes about 1–2 hours for most houses, or half a day or so for a commercial building. In a hamlet or village like Sole Street, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the roof space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Advice

Different roofs, different checks

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Rain can then run in at the ridge.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Why get it checked now?

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. In a place like Sole Street, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Do you need a roof leak investigation in Sole Street?

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

We are often asked to look at:

  • Brown rings on upstairs ceilings
  • Damp ceilings under a flat roof
  • Leaks that appear only in driving rain
  • Wet patches on loft insulation

For landlords with property near Sole Street station, tracing a leak quickly matters when a tenant is living with it.

What a good roof survey covers

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Leave roof access to professionals
  • Clear the loft hatch so we can get in
  • Protect furniture and flooring under the leak
  • Keep water away from lights and sockets

We email the report to you, with photographs of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Do not block the vents at the eaves. Good airflow reduces condensation, which is often mistaken for a leak. Keep insulation clear of the eaves.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What a roof leak investigation looks like in Sole Street

Sole Street is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering and its details give the first clues when tracing where water is coming from.

Take a building like Cobham Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For an older house near a landmark like St Mary's Room, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
