Roof surveys for homes and businesses in Sole Street
Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey chimney stacks, flat roofs and clay and concrete tiles, and people most frequently book us about ponding, splits or blisters on flat roofs and cracked mortar along the ridge.
In a village or hamlet like Sole Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
How the survey works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Sole Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- Dig out any old roof reports or invoices
- Let us know about parking before the day
- Show us where any leaks or stains appear

How we price roof surveys
A few things affect what a survey costs:
- The shape of the roof and its details
- Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
Helping us price your survey
These details help when you get in touch:
- Where the property is, with the postcode
- What’s prompted the survey
- Any photos you have, taken from ground level or a window
- Any deadline, such as an exchange date
If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.
Your questions about roof surveys in Sole Street
Is the coastal weather around Sole Street hard on roofs?
It can do. Sole Street is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
I let a flat near Sole Street station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.
Is Sole Street in your area?
Yes. Our area covers London and South East England, and that includes Sole Street.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
What happens if roof problems are left?
By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can often spot it sooner. For an older or listed building in a place like Sole Street, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and some details. The price is agreed before a date is set.

Roofs, chimneys and gutters in Sole Street
The coast is about 5 miles or less from Sole Street, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. The wider area around Sole Street has a long history of building, with Cobham College about 0.9 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Sole Street station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as St Mary's Room are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Camer Park Country Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Landlord and commercial surveys in Sole Street
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

How the survey changes by roof type
Natural slate
Slate is one of the most durable roof coverings, but its nails frequently corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.
