Roof leak investigations in Round Street: local notes

Round Street lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Cobham College, about 0.9 miles east, is one of the historic houses in the wider area around Round Street. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Cobham Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Sole Street station, tracing a leak quickly matters when a tenant is living with it.

How a roof leak investigation works in Round Street

Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We check the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey valleys and parapet gutters, lead flashings and slate and tile slopes, and people most often book us about staining around the chimney inside and drips in the loft during heavy rain.

For a small place like Round Street, the inspection is the same as anywhere: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Round Street questions

Does being near the coast affect roofs in Round Street?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Round Street is within about 5 miles of the coast.

Do you cover smaller places like Round Street?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Why is not the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Is thermal imaging part of a leak investigation?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

Why get it checked now?

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first. In a small place like Round Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your roof before booking.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Let us know about any past repairs to the roof
  • Mention any plumbing above the damp area
  • Leave roof access to professionals
  • Move stored items away from the hatch

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

The survey, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes between one and two hours for a house, and more on a big or complicated roof. Older roofs in small places like Round Street can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed

Book a survey

A quick phone call is normally the easiest start: ring 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Advice

What a roof leak investigation doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A promise to find every leak on a single visit
  • Structural calculations (that’s a structural engineer’s job)
  • Leaks from plumbing, tanks or pipework rather than the roof

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Flat roof details
  • The roof space
  • Chimney stacks
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Lead flashings
  • Rooflights and dormers

What we look for on each type of roof

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

When to book a survey in Round Street

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys often show up some distance away inside.

A survey makes sense if you’ve noticed:

  • Drips from nail tips in a cold loft
  • A leak that comes and goes with the weather
  • Damp patches next to the stack
  • Water coming in around a roof light or dormer

Homes near green spaces such as Jeskyns can get more leaves in their gutters in autumn.
