A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Gutter survey in Gold Street

Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, fascias and soffits and eaves gutters, and common reasons people get in touch are gutters that have fallen out of line and water spilling over the gutter edge.

In a village or hamlet like Gold Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building
  • Height and safe access

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.

Helping us price your survey

We will typically ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

What a gutter survey looks like in Gold Street

The coast is about 5 miles or less from Gold Street, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. The wider area around Gold Street has a long history of building, with Cobham College about 0.6 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you live near a park like Camer Park Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you let a flat or house near Sole Street station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Cobham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Honest limits

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • The inside of a downpipe along its whole length
  • Hidden sections we cannot view safely
  • Confirming asbestos in older rainwater goods

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Gold Street frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

Gold Street questions

How do I find out if my home in Gold Street is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Gold Street?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or drop us an email.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Roof by roof

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
