Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Have overhanging branches cut back
  • Check downpipe clips are holding
  • Book gutter clearing once a year, more often near trees
  • Watch the gutters during heavy rain

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it’s done.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

Gutter survey in New Street

Some gutters are easy to see from the street, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Typical surveys look at overflowing eaves gutters and leaking or loose downpipes, on parapet and box gutters, outlets and hoppers and valley gutters.

Some older homes in villages like New Street are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

What a gutter survey looks like in New Street

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Cobham College about 3.6 miles north-east, New Street sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park such as Trosley Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For an older house near a landmark such as Church of Saint Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Helping us price your survey

A few details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • The property’s address and postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Common questions in New Street

Will you come out to New Street?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in New Street listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

What’s in the survey report?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near New Street can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a report with photos and recommendations.

Before the survey

  • Make sure pets are kept safely away
  • Leave side gates unlocked
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Surveys for landlords and agents in New Street

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Common roof problems in New Street

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

Typical things we’re asked to look at include:

  • Leaks at the gutter joints
  • Cracked or loose downpipes
  • Water backing up from a hidden gutter
  • Gutters that have fallen out of line

If you let a flat or house near Meopham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • Which viewpoints they use to see the roof
  • What happens after the report arrives
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
