Gutter survey in Hodsoll Street: what you get

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. If you’ve noticed blocked outlets and hoppers and cracked or loose downpipes, we can find out what’s behind it.

In a village or hamlet like Hodsoll Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

In a small place like Hodsoll Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Local roofs in Hodsoll Street

The wider area around Hodsoll Street has a long history of building, with Cobham College about 4.5 miles north-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

FAQs for Hodsoll Street

Can a landlord with a rental near Meopham station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need.

Is Hodsoll Street within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What happens after the survey?

You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

What’s in the survey report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Get the gutters cleaned out every year
  • Watch ceilings under valley gutters for fresh marks
  • Check that downpipes are firmly fixed to the wall
  • Check for spilling water in a downpour

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What we look for on each type of roof

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

What we can’t see

A survey is a proper look at the gutter, but it cannot do everything. The main limits are:

  • Gutters out of sight from every safe viewpoint
  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What we check

  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters

What happens on the day

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at a typical home, or half a day or so for a commercial building. Somewhere like Hodsoll Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • Check we can get to the back of the property
  • Tell us about parking before the day
  • Keep pets in another room

What we are asked to look at in Hodsoll Street

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

Common reasons to book include:

  • Water spilling over the gutter edge
  • Downpipes that are split or coming away
  • Water backing up from a hidden gutter
  • Leaks at the gutter joints

If your house is among the older ones in the streets near Church of Saint Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look.
