Gutter survey in Vigo Village: what you get

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can safely be seen using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed sagging gutters and loose brackets and choked outlets or hopper heads, we can find out what’s behind it, on eaves gutters, valley gutters and fascias and soffits alike.

In a village or hamlet like Vigo Village, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Gutter surveys in Vigo Village: local notes

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. Cobham College, about 4.4 miles north, is one of the historic houses in the wider area around Vigo Village. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Vigo Village School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Borough Green & Wrotham station may find that a dated record of the roof is useful when planning maintenance across a let.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What happens on the day

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Vigo Village often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it is safe to see.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Useful tips for Vigo Village property owners

A survey works best with a little help from you, before and after. Some tips:

  • Book gutter clearing once a year, more often near trees
  • Do not leave hidden gutters out of a clear-out
  • Do not climb a ladder to look in the gutters
  • Watch the gutters during heavy rain

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

FAQs for Vigo Village

Is my home in Vigo Village listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I let a flat near Borough Green & Wrotham station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, call 07833 053749 or use the contact form.

Will the survey check for asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you check valley and parapet gutters?

Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.
