Vigo Village: your questions answered

Do you cover Vigo Village?

Yes, Vigo Village is one of the places we work. The survey and report are the same in Vigo Village as anywhere else.

Is Vigo Village within the area you cover?

Yes. Vigo Village is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Flat roof survey in Vigo Village: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey upstands and outlets, GRP fibreglass and EPDM rubber, and common reasons people get in touch are gaps at upstands and abutments and ponding water that doesn’t drain away.

Older buildings in small places like Vigo Village may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Flat roofs in Vigo Village

About 4.4 miles north lies Cobham College, a reminder of how long the area around Vigo Village has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark such as Church of St Peter and St Paul, the joins between later flat roofs and the old walls are where problems normally start. For landlords with property near Borough Green & Wrotham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Vigo Village School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Vigo Village is about 7 miles south of Gravesend, in Kent. Vigo Village gets the same service as everywhere else we work: a proper look at everything that’s safely in view, photographs and a clear written report. We cover towns and villages across Kent. Our Maidstone page covers surveys nearby.

We work across DA13 for flat roof surveys and the streets around it. We cover properties on Beech Mast, Erskine Road and Admers Way. If you are just outside Vigo Village, we cover Culverstone Green (1 mile north-west), Harvel (1 mile north), Trottiscliffe (1 mile south), Fairseat (1 mile west) and Priestwood Green (2 miles north). Larger places within reach include Maidstone (8 miles south-east), Dartford (10 miles north-west), Sevenoaks (8 miles south-west), Royal Tunbridge Wells (14 miles south), Gravesend (7 miles north) and Tonbridge (10 miles south).

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Watch the ceilings below the flat roof for stains
  • Keep people off the roof unless they need to be there
  • Check the outlets after the leaves fall
  • Plan a survey before the covering reaches the end of its usual life

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

What we can’t see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

What we check

  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs

What a survey costs

Prices always include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings

Flat roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

A little information up front helps. Please include:

  • Dates you are working to, such as exchange
  • Any marks or damp showing indoors
  • Anything about access we should know
  • Where the property is, with the postcode

When you’re ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we do, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Vigo Village, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a photo-illustrated written report and our recommendations.

Before we arrive

  • Check the loft hatch can be reached
  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets in another room

Getting a price

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.
