Roof leak investigation in Vigo Village: what you get

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. We’re frequently asked to look into water marks that spread in wet weather and leaks below a flat extension roof, on the roof space, lead flashings and flat roof details.

For a small place like Vigo Village, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

Where we cannot see part of the leaking roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Vigo Village

How do I find out if my home in Vigo Village is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Vigo Village in the area you cover?

We do. Every survey there gets the same written report with photos.

How much does a roof leak investigation cost in Vigo Village?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

How long does a roof leak investigation take?

It usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Report times depend on the package.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Roof by roof

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, and water runs down behind them.

Signs you need a roof leak investigation in Vigo Village

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, frequently well away from where it shows.

Look out for signs like these:

  • Wet patches on loft insulation
  • Damp underlay across a wide area
  • Damp walls below an overflowing gutter
  • Damp on a chimney breast

If your house is among the older ones in the streets near Church of St Peter and St Paul, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

  • What the report includes, and whether it has photos
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

How the survey works

The visit has one job: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a small place like Vigo Village, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Note where any stains or damp appear
  • Keep pets out of the way during the survey

Getting a price

Advice

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

Roof leak investigations in Vigo Village: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Cobham College, about 4.4 miles north, is one of the historic houses in the wider area around Vigo Village. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park such as Trosley Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Landlords with a home close to Borough Green & Wrotham station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Mention any plumbing above the damp area
  • Catch drips in a bucket and protect the floor
  • Clear the loft hatch so we can get in
  • Don’t climb onto the roof to look

We email the report to you. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.
