How a landlord roof survey works in Vigo Village

A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed ponding or splits on flat roofs and cracked or lifting flashings, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Vigo Village are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Why it’s worth a survey now in Vigo Village

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. Where a roof is exposed, as many are in small places like Vigo Village, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Why book with us

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What we look for on each type of roof

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

Roofs, chimneys and gutters in Vigo Village

With Cobham College about 4.4 miles north, Vigo Village sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Trosley Country Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take a building like Vigo Village School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Borough Green & Wrotham station, a dated record of the roof is useful when planning maintenance across a let.

Honest limits

In fairness, there are limits to any roof survey:

  • A full structural assessment of the building
  • Who pays under the lease (that is a legal question)
  • The rest of the building, as a RICS Level 2 or 3 survey would

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Rented houses
  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses

The survey, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we’re there. In a hamlet or village like Vigo Village, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Preparing for the visit

  • Make sure we can get to the back of the property

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Hold on to old reports to compare later
  • Tell tenants when we’re coming
  • Deal with urgent items first
  • Get legal advice on lease responsibilities

The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

Vigo Village questions

Does a conservation area affect roof work in Vigo Village?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I let a flat near Borough Green & Wrotham station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It does not include repair cost estimates but it gives contractors a clear brief.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.
