About our pre-purchase roof survey in Vigo Village
Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you’re buying. We survey gutters and downpipes, lead flashings and valleys and the roof space, and people most frequently book us about loose pots and cracked flaunching and quick fixes on flashings and valleys.
In a village or hamlet like Vigo Village, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common roof problems in Vigo Village
Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
A survey makes sense if you’ve noticed:
- Bitumen or mortar used in place of proper repairs
- Loose pots and cracked flaunching
- Old water stains in the roof space
- Ponding, blisters or splits on a flat roof
If you let a flat or house near Borough Green & Wrotham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

- Whether the roof space is looked at, where there is one
How we price pre-purchase roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- Basic, Standard or Premium
- Building height and the viewpoints available
All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- When you need the report by
- The type of building and roof, like pitched or flat
- Where any leaks, stains or damp patches show inside
- Pictures from the garden or a window, if you have them
Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or send us an email.
Buying a home or a new roof in Vigo Village
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Historic houses such as Cobham College, about 4.4 miles north, show how far back building in the area around Vigo Village goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If your home is one of the older ones in the streets near Church of St Peter and St Paul, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Why get it checked now?
It’s tempting to skip the roof to keep a sale moving. We visit on weekdays, Saturdays and Sundays, and a Premium report comes the same day, which helps it fit around your exchange date. Outbuildings and barns around Vigo Village are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Your questions about pre-purchase roof surveys in Vigo Village
How do I find out if my home in Vigo Village is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Vigo Village?
Yes, Vigo Village is one of the places we work. Every survey there gets the same written report with photographs.
How long does a pre-purchase roof survey take?
The visit usually takes between one and two hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.
How do I book a survey in Vigo Village?
Simply ring 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.
Do you inspect the roof from on top?
Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
How the survey changes by roof type
Lead flashings and valleys
Many leaks start at a flashing, so we look at each one closely. Any that need attention are photographed and explained.
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.
What happens on the day
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Vigo Village can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Keep pets in another room
- Tell us where we can park nearby
