About our flat roof survey in Culverstone Green
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photographs and our recommendations. If you’re worried about dips that suggest the deck is deflecting and edge trims that have lifted or split, we can find out what’s behind it, on mastic asphalt, GRP fibreglass and felt flat roofs alike.
Flat roofs on exposed homes in small places like Culverstone Green take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Never stand on rooflights or fragile sheeting
- Check the outlets after the leaves fall
- Check that new brackets or units haven’t damaged the covering
- Ask contractors to protect the roof if they work on it
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys typically lasts longer.

Flat roof surveys around Culverstone Green
With Cobham College about 4 miles north-east, Culverstone Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For site and facilities teams at buildings such as Culverstone Green Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Sole Street station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What a flat roof survey doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of the deck or insulation hidden under the covering
- A promise that the roof won’t leak in future
- A structural engineer’s assessment of the deck
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

What happens on the day
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. In a hamlet or village like Culverstone Green, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Dig out any old roof reports or invoices
- Make a note of anything you’d like us to look at

Surveys for landlords and agents in Culverstone Green
Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the flat roof, with photos, which helps you plan work between tenancies.
How the survey changes by roof type
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Culverstone Green: your questions answered
Is Culverstone Green within the area you cover?
Yes, Culverstone Green is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Does a conservation area affect roof work in Culverstone Green?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
What’s the best way to book?
The quickest way is to call 07833 053749 or email us. Give us the address and some details about the roof, and we’ll recommend the right survey. Surveys run on any day of the week.
Can you survey in bad weather?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
