What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The work of a loss adjuster appointed by your insurer
  • What your policy covers, which depends on its wording
  • Estimates of repair costs

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we check

  • Ridges and hips
  • Flat roofs
  • Gutters and fascias
  • Slate and tile slopes
  • Chimney stacks
  • Flashings

Storm damage roof report in Culverstone Green

When a storm has damaged your roof, a written record can help you explain it to your insurer. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We are not loss adjusters and cannot tell you if your claim will succeed. What you get is an independent view of the roof’s condition. Common reasons to book are slates and tiles blown off the roof and damaged pots on the stack, on ridges and hips, slate and tile slopes and flashings.

Many homes in small places like Culverstone Green face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Before and after the survey

From years of surveys, a few habits stand out:

  • Look at what your policy says about wear and tear
  • Get a roofer to make the roof safe if needed
  • Keep fallen slates or tiles as evidence if safe
  • Take photos from the ground or a window, never by climbing

For repair costs, ask a roofer to quote. The report gives them a clear list of the damage.

Check the roof from the ground after strong winds. With binoculars, you can often spot problems without climbing. Never climb onto the roof yourself.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. Rural addresses near Culverstone Green can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets inside or away from the areas we are looking at
  • Dig out any old roof reports or invoices

Advice

Why it’s worth a survey now in Culverstone Green

If a roofer needs to make the roof safe, take photos first if you can do so safely from the ground. Those photos show the damage as it was. Where a roof is exposed, as many are in small places like Culverstone Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Why us?

  • 5,000+ surveys completed
  • Thermal imaging and drones used where they help
  • Prices that include VAT
  • Drone flown under a CAA Flyer ID and Operator ID

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Culverstone Green questions

Do you cover smaller places like Culverstone Green?

Yes, Culverstone Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Culverstone Green?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can I check the roof after a storm?

Please do not climb onto the roof. Take photos from the ground or from windows. Note the date and time, and photograph any damage inside.

What wind speed counts as a storm?

There’s no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Your policy document will say.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Any of our surveys can be booked by landlords, agents and building managers in Culverstone Green. For a price for a let property or a block, ring 07833 053749 or email us.

Wind, rain and roofs in Culverstone Green

Historic houses such as Cobham College, about 4 miles north-east, show how far back building in the area around Culverstone Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the roof type helps narrow down where water may be getting in.

Landlords with a home close to Sole Street station may find that a clear finding on where water gets in helps you brief a roofer straight away. If you look after a building such as Culverstone Green Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. Homes near green spaces like Trosley Country Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
