Storm damage roof report in Hodsoll Street

Each roof is looked at from the safest viewpoints available: the ground, windows and vantage points, the loft where there is access, and the roof itself where that is safe. We photograph and describe each area of damage. We note any part we couldn’t see. The report, with photos, is yours to pass to your insurer. We survey flat roofs, gutters and fascias and slate and tile slopes, and common reasons people get in touch are damage from fallen branches or debris and gutters pulled loose in the wind.

In a village or hamlet like Hodsoll Street, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep a note of the date of the storm
  • Check how your policy defines a storm
  • File receipts for anything you pay for
  • Photograph damage inside the house too

For repair costs, ask a roofer to quote. They can use our report to see what needs doing.

A well-maintained roof stands up to storms better. Fix slipped slates, loose ridges and lifted flashings when you spot them.

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Roof by roof

Clay and concrete tiles

Strong gusts can lift and break tiles. We record which are damaged and where.

Lead flashings

Wind can peel back flashings at abutments and stacks. Loose or damaged flashings are photographed and noted.

When to book a survey in Hodsoll Street

Insurers often want evidence of what has been damaged and why. An independent report gives you a clear record to send. The decision still rests with the insurer.

We are often asked to look at:

  • Damaged gutters and fascias
  • Damage from fallen branches or debris
  • Torn or lifted flat roof coverings
  • Lead lifted at abutments

Trees in and around Trosley Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What to check before booking

  • What they won’t be able to tell you
  • What experience they bring
  • What the report includes, and whether it has photos

What’s in a roof survey

Wind, rain and roofs in Hodsoll Street

About 4.5 miles north-east lies Cobham College, a reminder of how long the area around Hodsoll Street has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these roof types has its own typical places for water to get in.

For an older house near a landmark such as Church of Saint Peter, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For site and facilities teams at buildings like Culverstone Green Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Hodsoll Street questions

Is Hodsoll Street within the area you cover?

Yes, Hodsoll Street is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is Hodsoll Street in the area you cover?

Yes. We work right across London and the South East, and Hodsoll Street is part of that. You can ring 07833 053749 or email us with the address and a few details.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

My storm claim was turned down. What now?

The first step is a complaint to your insurer. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. An independent report can add to your evidence, but we cannot say how it will turn out.

Will you deal with the insurance company for me?

No. Our report is an independent record for you to use. The insurer may send a loss adjuster of its own.

Will my insurer pay for an old roof?

Wear and tear is not normally covered. Our report gives an honest view of what’s recent damage and what’s older wear. The claim decision is your insurer’s.

How long will you be at the property?

Most surveys take roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. The report follows by email.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Hodsoll Street, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • If you’re buying, let the agent know when we are coming
