Not sure what state the roof is in? We carry out roof surveys in South Street and across Kent.

  • Gutters that overflow in heavy rain
  • Worn or blocked valleys
  • Worn lead at chimneys and abutments

Need a roof survey in South Street?

Why get it checked now?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Older and listed buildings around South Street may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

How a roof survey works in South Street

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are valley linings that have cracked or split and gutters that overflow in heavy rain, across natural slate, flat roofs and ridges, hips and valleys.

Some older homes in villages like South Street are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

What affects the price in South Street

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your survey before you book.

Local roofs in South Street

With Cobham College about 3.3 miles north-east, South Street sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Meopham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Trosley Country Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like Culverstone Green Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

South Street: your questions answered

Is my home in South Street listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Meopham station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Do you carry out asbestos surveys?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

How do I book a survey in South Street?

Simply call 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Older roofs in small places like South Street can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.
