New roof snagging in Northdown

New roof snagging in Northdown: local notes

Northdown lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a proper look whether you’re buying or signing off new work. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Quex Park lies about 4.5 miles west, so building around Northdown goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own a rental within reach of Broadstairs station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

About our new roof snagging in Northdown

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows including from the loft and the roof where it is safe. You then get a photo-illustrated written report to share with your roofer. Common reasons to book are signs of condensation in the roof space and gaps at new flashings, on loft conversions and dormers, ridges and verges and flashings and valleys.

In a smaller place like Northdown, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we’re asked to look at in Northdown

Snags happen on many building jobs. Fiddly details are often where things go wrong particularly in poor weather.

A survey makes sense if you’ve noticed:

  • Gutters or fascias damaged during the job
  • Untidy or loose verge details
  • Offcuts and broken tiles left behind
  • Broken coverings left on a new roof

If you live in an older home near St Philip, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Questions to ask before booking

  • What follow-up you get after the report
  • When you will get the report
  • What the report includes, and whether it has photos
  • How much experience they have with roofs like yours

What’s in a roof survey

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a smaller place like Northdown, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Before we arrive

  • Keep pets out of the way during the survey

Advice

What we look for on each type of roof

Underlay and ventilation

From the loft, we check the underlay and look for condensation.

Flashings

Loose or badly dressed flashings are a common snag. They’re recorded with photos.

Leave it or get it looked at?

Photographs from the ground rarely show the detail. We get as close a view as safe access allows, including by drone where it is applicable. In an older home around Northdown, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Why us?

  • Weekday and weekend surveys
  • Thermal imaging and drones used where they help
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Every finding written up with photos

Questions from Northdown

How do I find out if my home in Northdown is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around Northdown, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

Do you cover Northdown for new roof snagging?

Yes. We cover Northdown and the rest of Kent. To book, ring 07833 053749 or send us an email.

Will you deal with my roofer if there is a problem?

No, we report on the roof and do not take sides. Disputes are between you and whoever did the work, and you may want legal advice for that.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you see the fixings under the tiles?

No. We don’t open up the new roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.

What a survey costs

Prices always include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Where water is showing inside, if it is

Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Businesses and commercial landlords can book us too. Larger roofs take longer.
