What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Booking your survey

We will typically ask about:

  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Thermal roof survey in Northdown: what you get

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. If you’ve noticed stains that keep coming back and cold areas below the roof, a survey will tell you what’s going on, on commercial roofs, flat roofs and ceilings below the roof alike.

In smaller places like Northdown, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Northdown doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Move anything stored under the loft hatch
  • If it isn’t your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand

The coast is about 1 mile or less from Northdown. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Questions from Northdown

Is my home in Northdown listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Northdown?

Yes, Northdown is on our map. Villages and rural addresses get the same survey as a town house.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

How do I book a survey in Northdown?

It’s easiest to ring 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. Surveys run seven days a week.

How does a thermal imaging roof survey work?

A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

How the survey changes by roof type

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, when the conditions allow.

Do you need a thermal roof survey in Northdown?

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.

Common reasons to book include:

  • Gaps in loft insulation
  • Areas of a flat roof that may hold water
  • Heat escaping through the roof
  • Cold spots on ceilings under the roof

If you look after a shop, office or commercial unit, for instance near Westwood Cross, a commercial roof can be photographed from above without anyone walking on it.
