Northdown Roof Survey
Independent roof surveys in Northdown. We’ve completed more than 5,000 surveys across London and South East England.
- Ridge tiles that have lifted or moved
- Torn or sagging underlay
- Crumbling chimney pointing or cracked flaunching
What a roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- How the roof will behave in every kind of weather
- A structural engineer’s report
- The condition of the rest of the building (that’s a RICS home survey)
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.
What we look at
- Clay and concrete tiles
- Flat roofs
- Ridges, hips and valleys
- Lead flashings
- Natural slate
- Chimney stacks
- The roof space
Roof surveys for homes and businesses in Northdown
Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey the roof space, flat roofs and clay and concrete tiles, and the problems we are asked to look at most are valley linings that have cracked or split and cracked mortar along the ridge.
Around Northdown, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What a roof survey looks like in Northdown
Northdown lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you look after a shop, office or commercial unit, for instance near Westwood Cross, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take an older house close to St Philip: its chimney, valleys and lead work are likely to be the parts that need attention first.

What affects the price in Northdown
When we price a survey, we consider:
- The type of building, from a house to a block or an office
- Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- How tall the building is and how easy the roof is to see
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Your questions about roof surveys in Northdown
How do I find out if my home in Northdown is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I let a flat near Broadstairs station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Will the report say how many years my roof has left?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
What’s covered in a roof inspection?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
How long does a roof survey take?
On site, it typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
What happens if roof problems are left?
Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. Blocked gutters on homes around Northdown overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.
Prices quoted always include VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours at most homes, or half a day or so for a commercial building. A visit to Northdown is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Keep pets inside or away from the areas we’re looking at
- Leave a clear route to the loft

When to book a survey in Northdown
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.
Common reasons to book include:
- Ponding, splits or blisters on flat roofs
- Ridge tiles that have lifted or moved
- Flashings that have come away from the wall
- Blocked, sagging or leaking gutters
Quex Park, about 4.5 miles west, is one of the historic houses in the wider area around Northdown. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
What to check before booking
- When you will get the report
- How they plan to inspect the roof safely
- Whether you can ask questions once you have the report
- Whether the inside of the roof is included
