New roof snagging for homes and businesses in Hadlow

We report on what we see, with photographs and clear descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We don’t give repair cost estimates or decide who is at fault, but it does set out clearly what we found. If you’ve noticed gaps at new flashings and ridge and hip tiles not properly fixed, we can find out what’s behind it, on loft conversions and dormers, flashings and valleys and new flat roofs alike.

Some older homes in villages like Hadlow are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Buying a home or a new roof in Hadlow

The wider area around Hadlow has a long history of building, with Old Soar Manor about 2.6 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you let a flat or house near Beltring station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If yours is one of the older homes in the streets near St Mary's Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Your questions about new roof snagging in Hadlow

Does a conservation area affect roof work in Hadlow?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Hadlow?

Yes. We cover the whole of London and South East England, and Hadlow is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

How long does new roof snagging take?

It normally takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. You will know roughly how long when we arrange it.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

How do I arrange new roof snagging in Hadlow?

It’s easiest to call 07833 053749 or send us an email. Tell us the address and a little about the roof. We survey on weekdays and at weekends.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Why get it checked now?

A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Why us?

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for most homes, depending on how much new work there is to check. Around Hadlow, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft
