How we price gutter surveys

Not every roof costs the same to survey, and it comes down to:

  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • Any photos you have, taken from the ground or a window
  • Anything about access we should know
  • The type of building and roof, like pitched or flat
  • Where the property is, with the postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.

Gutter survey in Hadlow: what you get

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We look at them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’re worried about leaking or loose downpipes and dripping or leaking gutter joints, we can find out what’s behind it, on valley gutters, eaves gutters and downpipes alike.

Older buildings in small places like Hadlow may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What happens on the day

Every roof is different, but as a rough guide the survey takes between one and two hours at a typical home, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. For a village or hamlet like Hadlow, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

Related advice

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. For an older or listed building in a place like Hadlow, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Hadlow questions

Does a conservation area affect roof work in Hadlow?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Hadlow?

Yes, Hadlow is on our map. A small place gets exactly the same survey as a big one.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or drop us an email.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How do I book a survey in Hadlow?

To arrange a survey, call 07833 053749 or send us an email and let us know the address and what you need to know. We will confirm the price and agree a day with you.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Roof by roof

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Gutter surveys around Hadlow

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Old Soar Manor, about 2.6 miles north, is one of the historic houses in the wider area around Hadlow. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Anyone responsible for a site like Hadlow Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Beltring station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as St Mary's Church are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a gutter survey does not cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Pipes below ground level
  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.
