Gutter survey in Pittswood

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey outlets and hoppers, downpipes and valley gutters, and the problems we’re asked to look at most are water backing up from a hidden gutter and overflowing eaves gutters.

In a village or hamlet like Pittswood, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. For a village or hamlet like Pittswood, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photos and recommendations follows.

How to prepare

  • Let us know about parking before the day
  • Check pets are kept safely away
  • Check the loft hatch can be reached

Related advice

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Gutter surveys around Pittswood

Historic houses such as Old Soar Manor, about 2.6 miles north, show how far back building in the area around Pittswood goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark like St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Tonbridge station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Hadlow Rural Community School: a written record of a large roof helps plan work for the holidays rather than in term time.

FAQs for Pittswood

Can a landlord with a rental near Tonbridge station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover smaller places like Pittswood?

Yes, Pittswood is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

What happens next?

You will get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

What this survey cannot tell you

It helps to know what a survey will not do before you book:

  • Confirming asbestos in older rainwater goods
  • Parts of gutters that can’t be seen safely
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

Roofs we survey in Pittswood

  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Get trees that overhang the gutters trimmed
  • Look for green streaks or damp patches on walls
  • Check for spilling water in a downpour
  • Look for new stains on ceilings below valleys after rain

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email as soon as it is ready.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.

Different roofs, different checks

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what is not.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
