Flat roof survey in Hadlow
We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey upstands and outlets, mastic asphalt and EPDM rubber, and the problems we are asked to look at most are splits and cracks in the covering and failed seals around rooflight kerbs.
Somewhere as small as Hadlow, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What this survey cannot tell you
It is a careful look at the flat roof, not the whole story. The main limits are:
- A promise that the roof will not leak in future
- Whether the deck or joists are strong enough
- Parts of the roof that aren’t safe to walk on or view
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.
Roofs we survey in Hadlow
- Mastic asphalt
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
- Single-ply membranes
- GRP fibreglass
How the survey changes by roof type
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.
EPDM rubber
EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

What we are asked to look at in Hadlow
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
A survey can pick up problems such as:
- Upstands pulling away from walls
- Dips that suggest the deck is deflecting
- Loose or cracked edge trims
- Raised blisters across the surface
Anyone responsible for a site like Hadlow Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Local flat roofs in Hadlow
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Old Soar Manor, about 2.6 miles north, show how far back building in the area around Hadlow goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to St Mary's Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Beltring station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Hadlow is about 3 miles north-east of Tonbridge, in Kent. We provide flat roof surveys for homes and businesses in Hadlow. We cover towns and villages across Kent. There’s also a page for Maidstone.
All of TN11 is covered for flat roof surveys, from the main roads to the quietest streets. Local streets include The Square, High Street and Brookfields. Close by, we survey roofs in Pittswood (1 mile west), Goose Green (1 mile north-east), Golden Green (1 mile south), Parker's Green (1 mile south-west) and Barnes Street (1 mile south-east). Larger places within reach include Maidstone (9 miles east), Sevenoaks (7 miles north-west), Royal Tunbridge Wells (7 miles south-west), Gravesend (14 miles north), Tonbridge (3 miles south-west) and Northfleet (14 miles north).

Common questions in Hadlow
Will you come out to Hadlow?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Does a conservation area affect roof work in Hadlow?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What happens next?
We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Will I get photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or drop us an email with the address.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How long is the visit?
It normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report follows by email.
Checking the roof from the ground
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What we do, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Hadlow can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Show us where any leaks or stains appear
- For a flat or shared roof, check access with whoever owns or manages the building
- Leave side gates unlocked
