Roof survey in Hadlow: what you get
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed gaps in the roof where coverings have gone and condensation or damp timbers in the loft, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Hadlow are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

FAQs for Hadlow
Is my home in Hadlow listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Hadlow?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
What’s covered in a roof inspection?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
What we do, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Hadlow often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Tell us where we can park nearby
- If it is not your property yet, arrange access through the agent

Advice
What a roof survey doesn’t cover
A survey is a proper look at the roof, but it can’t do everything. The main limits are:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
- How the roof will behave in every kind of weather
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.
What this survey covers

- Ridges, hips and valleys

Hadlow homes and their roofs
Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Take an older house close to St Mary's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. Old Soar Manor lies about 2.6 miles north, so building around Hadlow goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

Tips from our surveys
You don’t need to be a roofer to help. What helps most:
- Let us know about any leaks or stains you’ve seen
- Find records of any re-roofing or repairs
- File the report with your home documents
- Check we can open the loft hatch
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Checking the roof from the ground
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.
When to book a survey in Hadlow
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
Signs worth acting on include:
- Worn or blocked valleys
- Condensation or damp timbers in the loft
- Flashings that have come away from the wall
- Cracked mortar along the ridge
If you look after a building such as Hadlow Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Before booking anyone
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Will the report include photos?
- How they plan to inspect the roof safely
- What the survey will not cover
Roof by roof
Natural slate
Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
