Roof leak investigations for Hadlow homes and businesses

Leave it or get it looked at?

Water and electrics do not mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing. In a small place like Hadlow, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

About our roof leak investigation in Hadlow

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. We check parapets, valleys and flashings from each safe vantage point. The findings are recorded with photos. We survey the roof space, slate and tile slopes and rooflights and dormers, and people most often book us about water through the ceiling under a flat roof and drips in the loft during heavy rain.

Many homes in small places like Hadlow face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Common questions in Hadlow

How do I find out if my home in Hadlow is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Hadlow within the area you cover?

Yes, Hadlow is on our map. Villages and rural addresses get the same survey as a town house.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Is the repair included in the leak investigation?

A leak investigation finds and reports the likely source. The repair is not part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Can a leak be traced on a dry day?

Normally, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

What should I do before you arrive?

Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

How do I book a survey in Hadlow?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Roof leak investigations in Hadlow: local notes

About 2.6 miles north lies Old Soar Manor, a reminder of how long the area around Hadlow has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the roof type helps narrow down where water may be getting in.

If your house is among the older ones in the streets near St Mary's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you own a rental within reach of Beltring station, tracing a leak quickly matters when a tenant is living with it. Take a building like Hadlow Primary School: a leak through a large roof is frequently found some distance from where the water shows inside.

Hadlow is about 3 miles north-east of Tonbridge, in Kent. Hadlow is one of many places we visit across Kent. Our Kent coverage includes Hadlow and the places around it. For surveys nearby, see our Maidstone page.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Different roofs, different checks

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it’s safe, and look for signs of past overflowing.

What affects the price in Hadlow

Prices vary from roof to roof, and it comes down to:

  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen

Prices quoted always include VAT, and the report isn’t charged as an extra. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window
  • What kind of property and roof it is
  • The property’s address and postcode

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Somewhere as small as Hadlow, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches
  • Leave side gates unlocked

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or email us.
