Golden Green Roof Leak Investigation
Roof leak investigations in Golden Green and the rest of Kent. We survey on weekdays and at weekends.
- Damp underlay across a wide area
- Damp ceilings under a flat roof
- Water that shows only in certain storms
How a roof leak investigation works in Golden Green
Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe vantage point. We’re frequently asked to look into water through the ceiling under a flat roof and ceiling stains that grow after rain, on slate and tile slopes, the roof space and chimney stacks.
For a small place like Golden Green, the inspection is the same as anywhere: the journey and access are just planned beforehand. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Surveys for landlords and agents in Golden Green
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.
Different roofs, different checks
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Water from pipes, tanks or heating systems
- The repair itself (the investigation finds and reports the cause)
- An intermittent leak that shows no trace on the day
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Flat roof details
- Rooflights and dormers
- Valleys and parapet gutters
- Lead flashings
- Chimney stacks
- Slate and tile slopes
- The roof space
Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Let us know about any past repairs to the roof
- Let us know if there are tanks or pipes in the loft
- Leave roof access to professionals
- Move stored items away from the hatch
Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.
Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Golden Green roofs and the weather
The wider area around Golden Green has a long history of building, with Old Soar Manor about 3.8 miles north. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts.
The streets around a church such as Golden Green Mission Church are often among the oldest in a place, and if you own one of the older houses nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you own a rental within reach of Beltring station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For site and facilities teams at buildings like Hadlow Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Golden Green: your questions answered
Does a conservation area affect roof work in Golden Green?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Golden Green in the area you cover?
Yes, Golden Green is one of the places we work. Every survey there gets the same written report with photos.
Why doesn’t the damp patch line up with the hole?
Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.
Does the investigation include the repair?
A leak investigation finds and reports the likely source. The repair isn’t part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.
Is there anything I need to do ahead of the visit?
Make sure the loft can be reached. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Is it a leak or condensation?
Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.
The survey, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Golden Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Preparing for the visit
- Leave side gates unlocked
- Let us know where we can park nearby
- Note where any stains or damp appear
