About our landlord roof survey in Hadlow
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We survey flat roofs on blocks, blocks of flats and gutters and downpipes, and people most frequently book us about leaking joints at party walls and ceiling stains reported by tenants.
In a village or hamlet like Hadlow, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
How it works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for a house, and longer for a block or a building with several roofs. Older roofs in small places like Hadlow can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Before we arrive
- Clear the way to the loft hatch
- For flats, check roof access has been agreed
- Keep pets out of the way during the survey
How to book
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.
Advice
Questions from Hadlow
Does a conservation area affect roof work in Hadlow?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Hadlow within the area you cover?
Yes, Hadlow is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Do you test for asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Are you insured?
Our cover is professional indemnity plus public liability.

What this survey cannot tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- The structure in the way a structural engineer would assess it
- Roof areas we weren’t given access to
- Asbestos testing of roof sheets or soffits
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Landlord and commercial surveys in Hadlow
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we will plan the visit with that in mind.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Landlord roof surveys around Hadlow
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Old Soar Manor about 2.6 miles north, Hadlow sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Beltring station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Hadlow is about 3 miles north-east of Tonbridge, in Kent. Wherever you are in Hadlow, we can come and survey your property, on a weekday, Saturday or Sunday. Hadlow is one of the places in Kent we cover for landlord roof surveys. There’s also a page for Maidstone.

Landmarks near Hadlow
Typical jobs here are in homes near Hadlow Rural Community School, Hadlow College and The Rose & Crown pub, among other places. For rail, the closest station is Beltring station, roughly 3.3 miles south-east of the centre. A little further out are Hadlow Tower museum (less than half a mile south-east) and Tonbridge Cottage Hospital (4.3 miles south-west). Not far away are Barden Lake and Tudeley Woods RSPB reserve.
What happens if roof problems are left?
Tenants can only report what shows inside. A ceiling stain often means water has been coming in for some time. We check the roof, not just the symptoms. Where a roof is exposed, as many are in small places like Hadlow, driving rain gets into any weakness, and damp in older walls is slow to dry out.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Common roof problems in Hadlow
Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs or when.
These are some of the problems a survey can pick up:
- Damaged party-wall upstands or parapets
- Failed flashings at walls and chimneys
- Slipped or missing slates and tiles
- Worn ridges, hips and verges
If you look after a building like Hadlow Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
