Flat roof surveys for homes and businesses in West Peckham

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We are often asked to look into leaks around rooflights and raised blisters across the surface, on felt flat roofs, mastic asphalt and GRP fibreglass.

In a small place like West Peckham, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like West Peckham, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • If it is not your property yet, arrange access through the agent
  • Make sure pets are kept safely away

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Questions from West Peckham

How do I find out if my home in West Peckham is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to West Peckham?

Yes, West Peckham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you tell me how long my flat roof will last?

There is no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Landlords, agents and block managers in West Peckham

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Practical tips

Over many surveys, some simple habits stand out:

  • File the paperwork for the roof and any repairs
  • Have the roof looked at again after a severe storm
  • Check new fixings through the roof are properly sealed
  • Note where water lies after a downpour

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Do you need a flat roof survey in West Peckham?

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

A survey makes sense if you’ve noticed:

  • A sagging deck under the covering
  • Blocked or damaged outlets
  • Standing water left after rain
  • Blistering in felt or asphalt

If you live in an older home near Church of St Dunstan, the flat roofs on later extensions tend to wear out long before the main roof.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • Are they insured for the work?

What to expect from a roof survey

What a flat roof survey looks like in West Peckham

With Old Soar Manor about 1.9 miles north-west, West Peckham sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For site and facilities teams at buildings such as Mereworth Community Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Wateringbury station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What affects the cost of flat roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Roof area
  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.
