What you can safely check yourself

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Flat roof survey in Mereworth

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you’re worried about water getting in at rooflights and outlets that hold water back, we can find out what’s behind it, on upstands and outlets, GRP fibreglass and felt flat roofs alike.

In a small place like Mereworth, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Mereworth can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

Advice

Mereworth: your questions answered

Will you come out to Mereworth?

Yes. Mereworth is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Mereworth is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What’s the best way to book?

To book, phone 07833 053749 or drop us an email and tell us the address and what you need to know. We will confirm the price and find a day that suits.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or use the contact form with the details.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What happens if roof problems are left?

A small split in a flat roof is usually a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Outbuildings and barns around Mereworth are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Flat roofs in Mereworth

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 2.5 miles west lies Old Soar Manor, a reminder of how long the area around Mereworth has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

For site and facilities teams at buildings such as Mereworth Community Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Wateringbury station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we are asked to look at in Mereworth

A buyer’s general survey frequently recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Most people get in touch when they’ve noticed something like this:

  • Loose or cracked edge trims
  • A sagging deck under the covering
  • Leaks around rooflights
  • Blistering in felt or asphalt

The streets around a church such as St Lawrence's Church are often among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • What’s outside the scope of the survey
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?

What to expect from a roof survey

Roof by roof

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.
