What a gutter survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The inside of a downpipe along its whole length
  • Hidden sections we cannot view safely
  • Pipes below ground level

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before you book. The full list of what we check.

Gutter surveys for homes and businesses in Mereworth

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. We survey fascias and soffits, eaves gutters and outlets and hoppers, and people most often book us about gutters packed with leaves or moss and dripping or leaking gutter joints.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: where something needs attention, it says so plainly.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Which survey package you book
  • The number of roofs, including extensions and garages

All our prices include VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

What to tell us when you contact us

There is no need for technical words. It’s enough to tell us:

  • Access details, like a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • The type of building and roof, such as pitched or flat

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Check for spilling water in a downpour
  • Check the loft with care after heavy rain
  • Watch for green marks down the brickwork
  • Get the gutters cleaned out every year

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Mereworth, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room

Advice

Common questions in Mereworth

Is my home in Mereworth listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Mereworth?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

How do I arrange a gutter survey in Mereworth?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Gutter surveys around Mereworth

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Old Soar Manor about 2.5 miles west, Mereworth sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you look after a building like Mereworth Community Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Wateringbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Mereworth is about 6 miles north-east of Tonbridge, in Kent. Surveys in Mereworth work the same way as everywhere we cover: a close look at whatever is safely visible, photographs and a clear written report. Landlord and commercial surveys in Mereworth

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

What we’re asked to look at in Mereworth

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Things that often lead to a survey include:

  • Dripping or leaking gutter joints
  • Leaking or loose downpipes
  • Overflowing valley or parapet gutters
  • Hoppers and outlets full of debris

The streets around a church such as St Lawrence's Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
