How a gutter survey works in Herne Pound
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We are often asked to look into downpipes that are split or coming away and gutters packed with leaves or moss, on eaves gutters, downpipes and valley gutters.
Somewhere as small as Herne Pound, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Herne Pound homes and their roofs
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. About 2.5 miles west lies Old Soar Manor, a reminder of how long the area around Herne Pound has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Homes near green spaces such as Manor Park Country Park can get more leaves in their gutters in autumn. For an older house near a landmark like St Lawrence's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Herne Pound is about 6 miles north-east of Tonbridge, in Kent. Whether the building in Herne Pound is a house, a flat or a commercial unit, we can survey the roof. Herne Pound is one of the towns and villages in Kent where we work for gutter surveys. We also survey roofs in Maidstone.
Surveys in ME18 work the same way as everywhere else we cover. If you need a gutter survey at a property on Butcher's Lane and Beech Road or a nearby road, we can help. Rented homes, blocks and businesses
Letting agents and landlords in Herne Pound book surveys as well as householders. The report gives you a dated record of the gutter, with photos.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Should I look at the roof myself first?
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Leave gutter checks at height to someone equipped for it
- Check for spilling water in a downpour
- Have overhanging branches cut back
- Get the gutters cleaned out every year
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
Herne Pound questions
Does a conservation area affect roof work in Herne Pound?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Wateringbury station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Will I get photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What’s the best way to book?
The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run seven days a week.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It usually takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. For a village or hamlet like Herne Pound, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Point out any leaks or damp patches
- Tell us about parking before the day
- Unlock side gates and any roof access doors

Common roof problems in Herne Pound
Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.
We’re often asked to look at:
- Water spilling over the gutter edge
- Gutters that have fallen out of line
- Choked outlets or hopper heads
- Overflowing valley or parapet gutters
Landlords with a home close to Wateringbury station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Questions to ask before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- When you will get the report
- Whether VAT is in the quoted price
- What they will not be able to tell you
