Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used where lead would typically be. They tend to crack, so we check them closely.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photos.

Chimney survey in Herne Pound

Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you’re worried about disused chimneys trapping moisture and frost-damaged brickwork on the stack, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most houses, or half a day or so for a commercial building. Cottages and farmhouses around Herne Pound often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photos and recommendations and emailed to you.

When to book a survey in Herne Pound

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

It is worth booking a survey if you’ve seen:

  • Bricks with flaking faces
  • Pots or cowls that look unsafe
  • Gaps where the stack meets the roof
  • Mortar washing out of the joints

If you live in an older home near St Lawrence's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before you book

  • What happens after the report arrives
  • Whether VAT is in the quoted price
  • When you’ll get the report
  • Whether the roof space is looked at, where there is one

What’s in a roof survey

How we price chimney surveys

Prices always include VAT. The things that change the price are:

  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • Roof area
  • The number of roofs, including extensions and garages

All our prices include VAT. Chimney survey starts from £150, including VAT. You’ll know the price for your survey before you book.

What to let us know when you contact us

Getting the details right at the start saves time. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • Where the property is, with the postcode

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Practical tips

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Glance at the stacks from the street now and then
  • Keep the report to compare against at the next survey
  • Have the flue swept and checked if you use the fire
  • Check with the council before altering a stack in a conservation area or on a listed building

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Leave it or get it looked at?

A small amount of repointing or new flaunching is usually a modest job. Leave it, and frost can work the stack loose, and the work grows. Older and listed buildings around Herne Pound may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
