Gutter survey in Swanton: what you get
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’re worried about overflowing valley or parapet gutters and overflowing eaves gutters, we can find out what’s behind it, on valley gutters, parapet and box gutters and downpipes alike.
In a small place like Swanton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Asbestos testing of old gutters, downpipes or soffits
- Pipes below ground level
- Damage hidden inside walls or behind boards

Why act early in Swanton
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. Outbuildings and barns around Swanton are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What you get with us

What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Swanton needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Keep pets inside or away from the areas we’re looking at
- If you are buying, check with the agent that we can get in
- Dig out any old roof reports or invoices

Common questions in Swanton
I let a flat near Wateringbury station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will you come out to Swanton?
We do. A small place gets exactly the same survey as a big one.
Does the report include photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
What do I do with the report?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do you look in the roof space?
Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
What’s in the survey report?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Different roofs, different checks
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check the joints, brackets and falls.

Local roofs in Swanton
Old Soar Manor, about 1.5 miles west, is one of the historic houses in the wider area around Swanton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Take a building like Mereworth Community Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Dunstan are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Wateringbury station may find that the gap between tenancies is a good time to have the roof looked at.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
