Flat roof survey in Roughway
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you phone 07833 053749 or use the contact form with the address and a rough idea of the roof area. We are frequently asked to look into pools of water lying on the roof and cracked or split membrane, on mastic asphalt, felt flat roofs and EPDM rubber.
Older buildings in small places like Roughway may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the price in Roughway
Not every roof costs the same to survey, and it comes down to:
- The roof’s overall size
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, like extensions, dormers and garages
- Height and safe access
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.
What to tell us when you get in touch
When you call or email, these details help:
- Pictures of the roof from a safe spot, if you have them
- Why you want a survey: buying, a leak, a storm or new work
- Your postcode, so we can check access and travel
- Your timetable, like an exchange date
Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
For landlords and managing agents
Landlords, agents and building managers in Roughway and across Kent can book any of our surveys. To discuss a property or a block, call 07833 053749 or drop us an email.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
How the survey changes by roof type
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
Do you need a flat roof survey in Roughway?
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Things that frequently lead to a survey include:
- Water getting in at rooflights
- Ponding water that does not drain away
- A sagging deck under the covering
- Blocked or damaged outlets
If you let a flat or house near Borough Green & Wrotham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Before you book any roof surveyor
- What’s outside the scope of the survey
- Whether any drone flown is registered with the CAA
- What insurance they carry
- What exactly goes into their report
Local flat roofs in Roughway
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Roughway has a long history of building, with Old Soar Manor about 0.7 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Hadlow Rural Community School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Roughway questions
Do you cover smaller places like Roughway?
Yes, Roughway is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Roughway?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can you test old roof sheets for asbestos?
We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Around Roughway, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Getting ready for the survey
- Tell us about parking before the day
- If the roof is shared, arrange access with whoever manages the building
