Why it’s worth a survey now in Roughway

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. A roof survey is carried out for the buyer. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Why us?

  • Covered by professional indemnity and public liability insurance
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Surveys seven days a week
  • Prices that include VAT

Pre-purchase roof surveys for homes and businesses in Roughway

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. You get a photo-illustrated written report. We survey gutters and downpipes, lead flashings and valleys and natural slate, and people most often book us about sagging ridge lines or uneven roof slopes and old water stains in the roof space.

For a small place like Roughway, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

When you need someone else

Before booking, it’s worth knowing what a survey will not do:

  • A structural engineer’s report
  • The condition of the rest of the house (that’s a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.

What we check

  • Chimney stacks
  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • The roof space
  • Natural slate
  • Lead flashings and valleys

Roughway homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses such as Old Soar Manor, about 0.7 miles north, show how far back building in the area around Roughway goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Questions from Roughway

How do I find out if my home in Roughway is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Roughway?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The roof’s overall size
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you are working to, such as exchange

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or send us an email.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Roughway can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a report with photographs and recommendations before you exchange.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Leave side gates unlocked
  • Mention any parking restrictions on your street

Common roof problems in Roughway

Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

Problems we come across frequently include:

  • Blocked or leaking gutters
  • Ponding, blisters or splits on a flat roof
  • Patch repairs that may hide an ongoing problem
  • Slates or tiles that have slipped or gone

If you let a flat or house near Borough Green & Wrotham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
