Pre-purchase roof survey in Dunk's Green: what you get

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it’s safe to get in. You get a written report with photos. If you’ve noticed flashings that have lifted or split and damp timbers or stains in the loft, we can find out what’s behind it, on flat-roofed extensions and dormers, natural slate and clay and concrete tiles alike.

Some older homes in villages like Dunk's Green are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

What affects the cost of pre-purchase roof surveys

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Dates you’re working to, like exchange
  • The property’s address and postcode
  • What kind of property and roof it is
  • Whether there is a loft hatch, a shared roof or tricky access

When you are ready to go ahead, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

When to book a survey in Dunk's Green

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

A survey can pick up problems such as:

  • Gutters choked with leaves and moss
  • Worn or lifted lead flashings
  • Loose pots and cracked flaunching
  • Ponding, blisters or splits on a flat roof

If you let a flat or house near Borough Green & Wrotham station, a written report helps before buying a rental or paying for a new roof on one.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the price includes VAT
  • Whether you can ask questions once you have the report
  • What insurance they carry

What a good roof survey covers

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Let us know your exchange date when booking
  • Ask for loft access on the day
  • Watch for stains or fresh paint on ceilings below the roof
  • Arrange the survey as soon as your offer is agreed

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

What we can’t see

It’s useful to know what a survey will not do before you book:

  • Confirmation of asbestos in cement sheets or soffits
  • A structural engineer’s report
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Gutters and downpipes
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. The survey normally takes about one to two hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Dunk's Green, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work
  • Let us know about parking before the day

Questions from Dunk's Green

Is my home in Dunk's Green listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Dunk's Green in the area you cover?

Yes. Our area covers London and South East England, and Dunk's Green is part of that. Just phone 07833 053749 or email us and let us know about the property.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

How do I arrange a pre-purchase roof survey in Dunk's Green?

The quickest way is to ring 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll recommend the right survey. Surveys run seven days a week.

Pre-purchase roof surveys around Dunk's Green

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses such as Old Soar Manor, about 0.9 miles north-east, show how far back building in the area around Dunk's Green goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Plaxtol Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
