New roof snagging near Dunk's Green

New roof snagging in Dunk's Green

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, so it’s worth raising early. We record what we see. Typical surveys look at gaps at new flashings and poorly finished verges, on ridges and verges, new flat roofs and loft conversions and dormers.

For a small place like Dunk's Green, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Local roofs and buyers in Dunk's Green

Old Soar Manor, about 0.9 miles north-east, is one of the historic houses in the wider area around Dunk's Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you live in an older home near Plaxtol Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Borough Green & Wrotham station, a written report helps before buying a rental or paying for a new roof on one.

How the survey changes by roof type

Underlay and ventilation

From the loft, we check the underlay and look for condensation.

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. We note any that look out of place.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the new coverings
  • Areas out of view from every safe vantage point
  • A promise that the roof will not leak

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • New flat roofs
  • New-build homes
  • Flashings and valleys
  • Replacement roofs
  • Loft conversions and dormers
  • Ridges and verges

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Dunk's Green questions

Is my home in Dunk's Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Dunk's Green in the area you cover?

Yes, Dunk's Green is within the area we cover. Our area covers London and South East England. You can call 07833 053749 or send us an email with the address and some details.

Is snagging available for a new-build house roof?

Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. Book before the defects period runs out if you can.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What does a new roof inspection include?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it’s safe and check for damage left by the job.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Let your roofer know an inspection is planned
  • Book snagging before the final payment
  • Check ceilings and the loft after heavy rain
  • Check before your warranty period ends

The report lists each snag with photos and written recommendations. Pass it on to your roofer or builder.

Tell your roofer at the start that the work will be inspected. It sets clear expectations and time is set aside for snags.

How the survey works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like Dunk's Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.
