Flat roof surveys in Dunk's Green

Flat roof surveys for homes and businesses in Dunk's Green

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. We survey EPDM rubber, upstands and outlets and GRP fibreglass, and people most frequently book us about upstands pulling away from walls and outlets choked with leaves and silt.

In a small place like Dunk's Green, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours for most houses, or half a day or so for a commercial building. You’re welcome to ask questions while we are there. In a small place like Dunk's Green, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Leave a clear route to the loft
  • If you are buying, let the agent know when we’re coming
  • If the roof is shared, arrange access with whoever manages the building

What we look for on each type of roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Whether the deck or joists are strong enough
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Parts of the roof that aren’t safe to walk on or view

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Flat roof surveys around Dunk's Green

About 0.9 miles north-east lies Old Soar Manor, a reminder of how long the area around Dunk's Green has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you let a flat or house near Borough Green & Wrotham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Plaxtol Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near Plaxtol Church, the flat roofs on later extensions tend to wear out long before the main roof.

Why it’s worth a survey now in Dunk's Green

Before replacing a flat roof, it helps to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. For older village homes like those around Dunk's Green, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Dunk's Green questions

How do I find out if my home in Dunk's Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Dunk's Green?

Yes. Dunk's Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will you photograph what you find?

Yes. Photos are part of every report, so you can see each point for yourself.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will this cover the whole house?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How long is the visit?

Expect it to take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email, on the timescale of your package.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Never stand on rooflights or fragile sheeting
  • Keep records of when the roof was laid and what work has been done
  • Have the roof looked at again after a severe storm
  • Check that new brackets or units haven’t damaged the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
