Dunk's Green homes and their roofs
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.9 miles north-east lies Old Soar Manor, a reminder of how long the area around Dunk's Green has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Take a building like Plaxtol Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Ivy Hatch Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Chimney survey in Dunk's Green
Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. Typical surveys look at unused flues sealed without airflow and spalled or crumbling bricks, on chimney pots and cowls, flaunching and lead flashings.
Some older homes in villages like Dunk's Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey typically takes about one to two hours for most homes, a little longer where there are several stacks. Older roofs in small places like Dunk's Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.

Advice
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Conditions inside walls
- Whether a gas appliance or its flue is safe
- Areas we can’t view from safe positions
If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before you book. What a survey covers and doesn’t.

What we look for on each type of roof
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
Rendered stacks
A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.
What we’re asked to look at in Dunk's Green
Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
Things that often lead to a survey include:
- Mortar washing out of the joints
- Redundant stacks capped without ventilation
- Flaunching that has broken away
- Damaged chimney pots and cowls
Take an older house close to Plaxtol Church: old fixings, lead flashings and tall chimneys are typical of older roofs.

Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Leave it or get it looked at?
Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a small place like Dunk's Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Dunk's Green: your questions answered
Is Dunk's Green within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Does a conservation area affect roof work in Dunk's Green?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.
How long does the survey take?
Most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time. We will confirm the timing when you book.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
