We carry out chimney surveys in Plaxtol and the rest of Kent. We survey on weekdays and at weekends.

- Spalled or crumbling bricks

Leave it or get it looked at?
If you’re thinking of removing or reducing a stack, it’s useful to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. In a small place like Plaxtol, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Chimney survey in Plaxtol: what you get
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a photo-illustrated written report and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed disused chimneys trapping moisture and cracked or missing flaunching, we can find out what’s behind it, on shared and party-wall stacks, lead flashings and flaunching alike.
Somewhere as small as Plaxtol, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

How the survey works
Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take about one to two hours for most houses, or half a day or so for a commercial building. Somewhere as small as Plaxtol, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

Chimney surveys around Plaxtol
Old Soar Manor, about 0.7 miles north-east, is one of the historic houses in the wider area around Plaxtol. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Landlords with a home close to Borough Green & Wrotham station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a building like Plaxtol Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Signs you need a chimney survey in Plaxtol
The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.
Typical things we are asked to look at include:
- Gaps in the mortar around the pots
- Flashings pulling away from the stack
- Pots or cowls that look unsafe
- Frost-damaged brickwork on the stack
Trees in and around Ivy Hatch Nature Reserve shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

How we price chimney surveys
When we price a survey, we consider:
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
Getting the details right at the start saves time. Please include:
- Whether there’s a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from the ground or a window
- Any deadline, such as an exchange date
- The type of building and roof, such as pitched or flat
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.
Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Leave close inspection to people with safe access
- Keep track of stains on chimney breasts
- Use a Gas Safe registered engineer for gas appliances
- Have brackets on the chimney checked
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The inside of the flue, which needs a sweep or flue specialist
- A structural engineer’s assessment
- Hidden damage within the stack
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

Questions from Plaxtol
I let a flat near Borough Green & Wrotham station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Will you come out to Plaxtol?
Yes, Plaxtol is on our map. Villages and rural addresses get the same survey as a town house.
What does the report include?
You get our findings in writing, part by part, with photos. The most urgent items are made clear.
Will you go up on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Do you take photos of the roof?
Yes, every report has them. Pictures sit next to the findings they show.
My chimney looks like it is leaning. What should I do?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.
What happens next?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
