Roof survey in Roughway: what you get
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, ridges, hips and valleys and natural slate, and the problems we’re asked to look at most are crumbling chimney pointing or cracked flaunching and slates or tiles that have slipped or broken.
Some older homes in villages like Roughway are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. For an older or listed building in a place like Roughway, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Roofs, chimneys and gutters in Roughway
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.7 miles north lies Old Soar Manor, a reminder of how long the area around Roughway has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building like Hadlow Rural Community School, large buildings have long gutter runs and big roofs that need checking like any other.

Roughway questions
Is Roughway within the area you cover?
Yes, Roughway is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
How do I find out if my home in Roughway is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
How long will you be at the property?
It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Roof by roof
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.
What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take an hour or two at a typical home, with bigger or more complicated roofs taking longer. In a hamlet or village like Roughway, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- Check pets are kept safely away
- Have keys ready for side gates, garages or roof access doors
- Make a note of anything you’d like us to look at

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.
What we check
- Lead flashings
- The roof space
- Flat roofs
- Ridges, hips and valleys
- Chimney stacks
- Clay and concrete tiles
- Natural slate
When to book a survey in Roughway
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
These are some of the problems a survey can pick up:
- Lifted, split or missing lead flashings
- Valley linings that have cracked or split
- Ridge tiles that have lifted or moved
- Standing water on a flat roof
If you own a rental within reach of Borough Green & Wrotham station, a dated record of the roof is useful when planning maintenance across a let.
Questions to ask before booking
- What the survey will not cover
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the roof space is looked at, where there is one
- When you’ll get the report
