How a roof survey works in Dunk's Green

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey ridges, hips and valleys, natural slate and flat roofs, and the problems we’re asked to look at most are gaps in the roof where coverings have gone and condensation or damp timbers in the loft.

Older buildings in small places like Dunk's Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a small place like Dunk's Green, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

Why get it checked now?

By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. In a small place like Dunk's Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Dunk's Green questions

Can a landlord with a rental near Borough Green & Wrotham station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building.

Is my home in Dunk's Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How do I arrange a roof survey in Dunk's Green?

To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

What a roof survey looks like in Dunk's Green

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Old Soar Manor, about 0.9 miles north-east, is one of the historic houses in the wider area around Dunk's Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Living close to Ivy Hatch Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you let a flat or house near Borough Green & Wrotham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey changes by roof type

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we check them closely.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Common roof problems in Dunk's Green

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

We are often asked to look at:

  • Gutters that overflow in heavy rain
  • Ridge tiles that have lifted or moved
  • Water stains on rafters and ceiling joists
  • Gaps in the roof where coverings have gone

Take a building like Plaxtol Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
